Janez acquires income-producing properties on behalf of high net-worth individuals and institutional investors. In addition, the company utilizes its market insight to capitalize on value-added investment and development opportunities in order to generate increased returns.

A partial list of investors on whose behalf Janez has acquired properties includes Pacific Coast Capital Partners (PCCP), CB Richard Ellis, GE Capital and Buchanan Street Partners.

Genesee Executive Plaza
San Diego
San Diego-based Janez Group acquired the 159,000 square-foot Genesee Executive Plaza in the La Jolla Golden Triangle/University Towne Center area in June 2008. Major tenants at the 90 percent leased executive plaza include Fed Ex, IGO Medical Group, First Pacific Bank, UCSD and Scripps Health.
In June 2009, Janez completed more than $1.2 million in property capital improvements and upgraded the energy management systems. Janez modernized four elevators, added new signage throughout the two-level parking garage, improved handicap (ADA) access, repainted all exterior metal window mullions and railings and renovated second floor common areas. |

Tower Park North
Houston
In May 2007, Janez Group acquired the 179,000 square foot Tower Park North Office Building, located at 10700 North Freeway, in a joint venture transaction with CB Richard Ellis Investors. The building has 20 tenants, including Appleone Employment, Snaptic Decisions, Broadspire, a Crawford Company, Met life Bank, United States Army, Hospital Solutions, Southwestern Bell, IAC Securities, Beryl Oil and Gas, American Rice Peterson Beckner Industries and Epsilon Energy USA.

Houston
Janez acquired 333 North Belt, a 12-story office building located at 333 Sam Houston Parkway, in May 2007. Tenants at the 214,655 square-foot property include Holloman, Amerex Natural Gas, Cygnet, Cinco Pipe and Supply, Farnsworth and Vonberg, L.P., Cook, Johnston and Company and Petrus Energy. |
