Governor PlazaJanez Group is a diversified full-service real estate firm, specializing in property management, acquisition, and development of commercial real estate. The company was founded by John and Barbara Kocmur in 1986.

From its San Diego headquarters, Janez currently manages more than 1.7 million square feet of suburban office and industrial properties in markets throughout Southern California and the Western United States.

Over its history, Janez has managed or owned more than a half-billion dollars of commercial real estate, totaling nearly 4 million square feet. Many of the company’s San Diego assets have been owned and managed for over 20 years, including the Plaza Del Mar Office Campus in Del Mar/Carmel Valley, Governor Plaza in La Jolla and the Morehouse Building in Sorrento Mesa.

There is no substitution for experience. Janez team principals possess in-depth industry experience in major product segments, including office, industrial/R&D, Retail/Mixed-Use and Land.

Janez managers have a successful nationwide track record in asset management, plus extensive experience in real estate accounting, property management, acquisitions, development and leasing.

Barbara KocmurBarbara Kocmur is Chief Executive Officer of Janez Properties, a real estate investment, development and management firm. Barbara has built strategic alliances with worldwide private investors and US-based pension funds and advisors in order to develop or acquire more than a half-billion dollars or 4 million square feet of high performing, core assets that meet and exceed her clients' stringent acquisition and management criteria.

For more than two decades, Barbara has focused on the basic fundamentals of excellence in customer/tenant service, outstanding property management and strict cost-control. This formula has proven successful in helping Janez attract and retain successful high profile, credit-worthy tenants.

During this challenging economic cycle, Barbara has set clear company goals for the Janez team and taken proactive measures to ensure Janez clients receive the highest quality property management service while balancing bottom-line interests.

Barbara has also taken steps to ensure that the company retains a significant number of key personnel and is considered a loyal and dependable employer.

Barbara holds her Real Property Administrator (RPA) designation from the Building Owners and Managers Assocation and is a past board member and national delegate of the San Diego Chapter of Commercial Real Estate Women (CREW).

 

John Kocmur, PresidentJohn Kocmur, President, has been active in the commercial real etate industry for more than 30 years and currently presides over the Janez global investment firm, managing more than 1.7 million square feet of multi-tenant suburban office and industrial properties valued at over $400 million in markets throughout Southern California and the Western United States.

During the past 18 months, John drove the westward expansion of Janez Properties as the company successfully acquired six new office projects in strategic metropolitan markets. John carefully crafted a property management strategy that allowed Janez to provide first-rate asset, property management and leasing services for the one million square foot portfolio, consisting of office towers in Houston, Denver and Phoenix. In San Diego, the Janez team also successfully completed the acquisition of a landmark 140,000 sq.ft. life-science campus, adjacent to the world-renowned University of California.

Prior to forming Janez, John served as Chief Financial Officer, Controller and Treasurer for Cadillac Fairview, a Canadian-based international real estate and investment company. Early in his career, John served as a Chartered Accountant for Price Waterhouse in Toronto, Canada.

John earned a degree in Industrial Engineering from the University of Toronto and certification as a Chartered Accountant. John is a licensed real estate broker in California.

     

David Jaynes,David Jaynes, Vice President, Building Operations & Construction. Dave oversees construction and development of new Janez projects and ensures that all systems meet Janez standards for energy efficiency and building operation. In addition, Dave supervises the planning and construction of tenant improvements. Dave joined Janez Properties in 1989 after a career in facilities management with a Fortune 500 company. He is certified as a Systems Maintenance Administrator (SMA) and a Real Property Administrator (RPA). At present, Dave serves as President of the Board of Directors of the San Diego Corporate Center. Dave is also an associate member of the American Institute of Architects, a national trade organization for architecture and building professionals.

 

Robert Orozco Robert Orozco, Chief Financial Officer. Robert oversees Janez’s financial operations, including its Investor Reporting, Budgeting, Cash Management and the Accounts Payables/Receivables Departments. Under Robert’s leadership, Janez maintains strict fiscal controls, transparency, and a disciplined approach to investor reporting.

Before joining Janez, Robert served as Finance Manager for CIR Law Operations and Senior Managing Accountant for San Diego-based California Closets Corporation, where he controlled and managed payroll, cash management, accounts payable/accounts receivable, and marketing/project management cost analysis. Robert graduated with a B.S. degree in Accounting from San Diego State University and holds a California real estate sales license.

     

Keith Fitzgerald, Senior Property ManagerKeith Fitzgerald, Senior Property Manager. Keith is responsible for maintaining office buildings in a condition that meets the highest standards achievable in the property management industry. As property manager, Keith oversees building engineering systems, office maintenance, parking, security, landscaping and property cleanliness.

Keith has extensive experience managing high quality commercial properties, both multi-family residential and commercial projects. Most recently, Keith was responsible for managing a portfolio of office, industrial and retail properties. In addition, Keith has five years experience managing upscale residential projects.

Keith is a graduate of Johnson and Wales College in Rhode Island and a member of the Building Owners and Managers Association.

 

Debbie Curtis, Manager of Corporate Lease AdministrationDebbie Curtis serves as Manager of Corporate and Lease Administration for Janez’s real estate property portfolio of 13 suburban business campuses.

Debbie is responsible for asset management services including writing leases and related documents, investor relations, maintaining legal entities, facilitating transactions, and acting as Janez’s liaison with attorneys and governmental agencies. Before joining Janez in 1992, Debbie worked for industry-related companies including Iliff Thorn & Company, The Sickels Group and La Jolla Financial.  Earlier in her career, Debbie worked for a residential and commercial developer, building projects in Maryland, Virginia and Washington, D.C.

Debbie is a graduate of Montgomery College in Maryland. She also serves on the Board of Directors of the S.D. Chapter of Commercial Real Estate Women (CREW).

     

Jolie Kocmur, Corporate Counsel

Jolie has served as Corporate Counsel since January 2005. From January 2003 through March 2004, she worked as an associate attorney for Allen and Kimbell, LLP, a law firm specializing in real estate, tax, and estate planning. Prior to that, Jolie worked as an associate attorney for Ferguson, Case, Orr, Paterson, LLP, in their real estate, business and estate transactions groups. Prior to joining Ferguson, Case, Orr, Paterson, LLP, Jolie was a chambers clerk for the Santa Barbara County Superior Court Judge, Hon. J. William McLafferty. Jolie has a B.A. in Law and Society from the University of California, Santa Barbara, a J.D. from the University of Montana School of Law, and an LL.M. in taxation from the University of Washington School of Law.

 

Jamie Weiss, ControllerJamie Elizabeth Weiss, Controller

Jamie is responsible for the Cash Management, Accounts Receivable and Accounts Payable Activities of the company's $400 million property portfolio. As Controller, Jamie employs state-of-the-art property management financial software, generating tenant statements, overseeing vendor relationships and payments, managing cash flow and preparing investor reports. Following industry best practices, Jamie maintains strict fiscal controls and generates institutional quality financial reporting for investors and property owners of Janez managed multi-tenant office and industrial buildings.

Jamie is a graduate of Metropolitan State College of Denver, where she earned a Bachelors of Science in Accounting.
